The Listing Consultation is my first step to getting your home listed and sold. I’ll arrive with a custom marketing plan and of course the latest data on the market and comparable sales. But the Listing Consultation is really just a conversation where we’ll talk about…

    What do you love about your home? What work have you done? These important questions help me craft a compelling story I will use to sell a buyer who will likely value the same things that drew you to your home in the first place.

    I want to know your best and worst experiences buying and selling real estate. This helps me align with what will make a transaction seamless and enjoyable for you.

Step 2: [Prep the Listing]

First impressions are everything. One of the most important steps in listing your home is making your first impression, it is one of the most important aspects of launching a listing. While most people want to put their homes on the market as quickly as possible, I have a go slow to go fast approach. Making sure that the home is in the best possible position to reach the largest audience and is a desireable product to those buyers. This includes doing the following:

  • Home Edit

    This can mean anything from depersonalization to painting a wall a neutral color. This step is important in creating an environment where buyers can imagine themselves living in, a process that is much more difficult with someone else’s life and design choices present.

  • Staging Recommendations

    Staging isn’t right for every home, but in some situations, it can breathe new life into a home that gives it the edge over other listings. Staging can range from accessorizing to a full furniture package; each property is unique, and I will walk through my recommendations for your property with you.

  • Pre-Listing Inspection

    This can be an important tool for homes that are not your primary residence for several reasons. Mainly, you want to know what a buyer may find during their inspection as well as any deferred maintenance issues. When we address these things before hitting the market, we reduce objections, repair requests, and save you money.

  • Order Media

    If first impressions are key, this is one of the most important steps. Over 87% of buyers cite the photos as having a large influence on their decision to purchase. I don’t just stop at high-quality architectural photography; I include video and 3D walkthroughs in my listings to help create the most compelling story around your home.
