Top Utah Home Sales

The most expensive home sales in Utah during July included a number of beautiful ranches. Most notable was Robert Redford's Horse Whisperer Ranch in the Heber Valley (#10 on our list). Although none of these were record-breaking sales, they show the strong demand for luxury homes, concentrated in Park City and nearby communities. In a few instances, homes sold with multiple offers after just a few days on the market, selling above the asking price. #1. 2344 West 3000 South in Charleston, Utah

This estate near Deer Creek Reservoir and the private Heber Valley Airport sold for cash after 611 days on the market. Incredibly manicured grounds, with a tennis court, baseball diamond, and equestrian facilities. The home also has an indoor basketball court and an indoor pool. First listed in September 2019 for $18,000,000 and later reduced. Offered at $16,000,000 when it sold.

#2. 162 White Pine Canyon Road in Park City, Utah 

Jaffa Group Design-Build has a sought-after aesthetic and so it was no surprise that this home they built received so much interest. Located in the Colony at White Pine Canyon, a gated community of ski-in/ski-out estates at Park City Mountain. This home is surrounded by mature trees on over six acres Offered at $14,000,000 when it sold.

#3. 712 W. Moose Hill Road in Park City, Utah 

Not many people know about the Preserve, the gated community where this home is located, but it's one of my favorite neighborhoods in Park City. It's the kind of place you never know exists unless you go exploring. The privacy here is great, perfect for buyers who want to feel a world away but not give up the convenience of being close to town. On the market for 219 days with an original asking price of $7,800,000 that was later reduced. Offered at $6,900,000 when it sold.

#4. 7670 N. West Hills Trail in Park City, Utah 

Promontory Club has become Park City's most popular neighborhood, with more annual transactions than any other community. It's also been the most popular neighborhood to build a new home, with the most requests for new building permits. But demand for homes and lots has far exceeded the supply, and that's pushed prices up quickly. For example, this home was purchased in 2020 with an asking price of $4,595,000 and then just 11 months later the owners put it back up for sale at $7,250,000. Buyers reacted with sticker shock, so the sellers reduced the price, but they still made an incredible profit. Offered at $6,995,000 when it sold.

#5. 5615 N. Old Ranch Road in  Park City, Utah 

The Martini Ranch was sold this past month, a familiar landmark in the Old Ranch Road neighborhood. What makes this home so special is that it backs up to the 1,100 acre Swaner Nature Preserve, giving it a "front-row" view of the Wasatch mountains. Buyers were also drawn to this home's layout offering main-level living that seamlessly connects to outdoor spaces. Originally listed for $7,495,000 and later reduced, the ranch went under contract after 39 days on the market. Offered at $6,875,000 when it sold.

#6. 9100 Marsac Ave #1032 in Park City, Utah 

Pictured above is the phenomenal view from this condominium at the Montage Deer Valley®. Within the residence there are two floors and over 3,300 square feet, which is more spacious than many of the ski-in/ski-out townhomes that you find at Deer Valley Resort®. Add in the incredible service and amenities of the hotel, and you realize how special this particular condominium truly is. An offer was negotiated to acceptance after 77 days on the market. Offered at $6,750,000 when it sold.

#7. 7672 E. Moon Dance Circle in Kamas, Utah 84032

Most "spec" homes go too far to chase ever-changing design trends, and that can make them feel dated not longer after they're finished. But not here. This home in Victory Ranch has a timeless design, luxurious in its understated but exceptional details. One of my favorite homes that's been available in the neighborhood this summer. Offered at $6,950,000 when it sold.

#8. 4196 Aspen Camp Loop in Park City, Utah 

The photos of this home truly do not do it justice, but that didn't seem to affect the demand for it. This home received multiple offers when it was listed and went under contract in just 5 days. What made it so popular? Turn-key modern design in a very private section of Promontory Club, with long-range views of the Uintah Mountains that just never seem to end.

#8. 14249 S. Canyon Vine Cove in Draper, Utah 

There are many desirable high-end communities beyond the Park City area, and generally you can expect to find substantially larger and more opulent estates. Especially those near the "Silicon Slopes," a region where numerous billion-dollar tech companies are headquartered. This home is located in the beautiful Corner Canyon neighborhood of Draper and was owned by David Loeffler, and entertainment mogul who represented artists like Justin Bieber, Usher, and Lionel Richie. Although it has been on and off the market for a number of years, in this listing period it was originally asking $7,500,000 and sold in 198 days after three price reductions. Offered at $5,987,000 when it sold.

#10. 3191 West 2400 South in Charleston, Utah

Finally, the Horse Whisperer Ranch. Owned by Robert Redford, this property attracted incredible publicity and interest, receiving multiple offers and selling above asking price in just 4 days on the market, all without any kind of a special home or residence. This sale came after Redford sold Sundance Mountain Resort earlier this year for an undisclosed amount. Offered at $4,900,000 when it sold.
